Welcome back to your weekly Eastside housing update. Even with *three* recent Federal Reserve rate cuts, the mortgage market has barely moved — and the gap between policy and mortgage pricing is becoming a defining trend for buyers and sellers heading into year-end.

Rates are **down 0.48%** year-over-year and sitting at **6.30%**, yet buyers are still waiting for a more meaningful drop.
While mortgage rates haven’t reacted to the Fed, the softening trend is still a step in the right direction — especially heading into 2026.

📉 Down **4%** from last week
📈 Up **76%** compared to last year

Inventory continues its seasonal decline, offering sellers a bit more breathing room. Compared to last year, however, buyers still have significantly more choice — a theme that continues to shape pricing and pace.

📈 Up **9%** from last week
📉 Down **15%** compared to last year

Despite steady rates and seasonal distractions, buyers who are active right now are serious. This is not a “tire-kicking” market — those writing offers are motivated and well-qualified.

The Thanksgiving week spike has now corrected, as expected. MOI dropping back down signals more balance returning — though the market remains slower than the intense pace of 2024.

Higher inventory and selective buyer behavior are putting pressure on pricing, especially in more entry-to-mid tier price points. Well-prepared homes continue to outperform the averages.

Serious buyers are still active, but they’re discerning — which means thoughtful presentation, accurate pricing, and strategic positioning matter more than ever. Rates remain nearly **0.50% lower** than a year ago, and selection is stronger than normal for December. As MOI trends back downward, this could be a narrowing window to secure value before competition increases again in early 2026.
