The Eastside housing market is starting 2026 with a noticeable shift in momentum. While interest rates continue to improve year over year, buyer activity has returned quickly after the holiday pause, inventory is tightening, and pricing is responding accordingly.

Mortgage rates are down 0.95% compared to a year ago, now sitting at 6.19%.

Active listings are down 7% from last week, though still up 64% year over year.
That combination signals a market that remains well supplied, but where excess inventory is beginning to work its way through as demand returns.

✍️ Pending Sales
Pending sales jumped 74% week over week and are up 24% compared to a year ago.
This is a clear sign that buyers who paused during the holidays are re-entering the market — prepared, informed, and decisive.

⏳ Months of Inventory (MOI)
MOI dropped sharply to 2.78 months, down from 5.23 last week, though still 33% higher than a year ago.
This rapid shift highlights how quickly conditions can change once buyers return, especially at the start of the year.

💰 Median Sold Price
The rolling 30-day Median Sold Price is $1,540,000, up 3% from last week and steady year over year.
Price stability paired with rising buyer activity suggests confidence is returning, particularly in well-positioned homes.
