Here is this week’s installment featuring the pathetic photographic skills of my colleagues here in the Northwest.

Where do I start?!? Okay, how about the bad HDR (High Dynamic Range) processing. The light and dark spots all over the photo… bad, bad, bad! The sky looks cool, but otherwise this looks like something out of a book on what not to do with HDR.

Next, how about those converging lines? They could have been easily fixed within a few seconds in Photoshop. All around this is just a BAD photo and the seller’s chances of sale suffer in direct result of this!

If you are going to use HDR, which I do on most of my exterior shots it should like this –

I shot this home yesterday. Not the nicest of days, but you will notice a decent sky, good dynamic range with light and dark areas being revealed and none of the obvious flaws the previous photo shows. Medical emergency requires sale of family home on English Hill in Redmond

When faced with an unexpected family medical emergency, it became apparent that there was a very high probability that we would need to sell my parents home in English Hill – I needed to lay the ground work, from across the country, to have the best real estate broker available to walk us through the process and sell the home as quickly as possible for market value – no games, no discounting.

I researched brokers in the Redmond area through the internet and set up appointments to interview my top three choices upon my arrival to the Seattle area.

Within 30 days, a family decision was made to sell the home and I selected Tony Meier as our broker.

Tony was the “standout” candidate and my choice for a broker for several reasons – full time broker who has had the most English Hill closings during the last few years, lives in the neighborhood so has a vested interest in the market, had the highest asking price to selling price percentage hands down, and had a superior marketing program with his own English Hill website plus multiple social media sites.

My parent’s home sold on the first day that offers were accepted and sold for asking price! I would recommend Tony Meier if you are looking for a trustworthy, seasoned real estate broker.

Staging: Tony gave us clear pointers on how to get the house ready for the sale, and which staging actions had the biggest impact on raising buyers interest. The feedback was helpful and helped us get the house ready well in advance of the first open house and picture day.

Marketing: The pictures were great, and the aerial video really helped get a get overview of the house and its surroundings. The marketing page was well made, informative and showcased the home in a very positive way

Pricing and selling: We followed Tony’s advice, and he knows the market well. In the end we got well over the asking price, even exceeding our expectations. Market is hot, so we got quite a few offers despite house being on the market only relatively short time, again kudos to Tony understanding the market dynamics so well. The viewings and open houses were painless and easy too, and Tony was great in promoting the house to potential sellers and addressing all inquiries they may have had. Closing was easy too, and Tony explained all the needed paperwork and what happens after that.

Summary: Selling a house is quite a process, especially if you don’t do it frequently. Tony was great in guiding us through the process and explaining the steps. The house sold quickly and we got a great price for it, thanks to Tony’s knowledge and approach to the selling process. Thank you Tony, if we ever sell a house again we’ll be in touch.
